Kilimani renters should budget approximately KSh 75,000 a month for a one-bedroom, KSh 100,000 for a two-bedroom, and KSh 120,000 for a three-bedroom when using Kenya Property Centre’s August 2026 median listing data. Its one-bedroom sample ranged from KSh 25,000 to KSh 210,000 across 194 listings; its two-bedroom sample ranged from KSh 30,000 to KSh 290,000 across 204 listings; and its three-bedroom sample ranged from KSh 10,000 to KSh 350,000 across 133 listings. Those are advertised asking prices, not signed lease prices, and the range includes different buildings, furnishing levels, sizes, and service packages.

The medians are useful as a starting point, but they should not be treated as valuations or guaranteed market prices. Kenya Property Centre says its figures use the median of listed properties in Kilimani. Individual listings can be stale, duplicated, unusually cheap, unusually premium, or packaged with different charges.

What does a one-bedroom apartment cost in Kilimani?

The August 2026 portal median for a one-bedroom apartment was KSh 75,000 per month, based on 194 listings. Kenya Property Centre’s month-by-month data showed a KSh 75,000 median in August 2026, compared with KSh 90,000 in August 2025. The portal reported a KSh 25,000–KSh 210,000 listing range for the month, which shows why a single “average rent” can be misleading.

A live BuyRentKenya example checked on 20 September 2026 was a 65-square-metre one-bedroom on Wood Avenue advertised at KSh 70,000 per month. The listing described a balcony, gym, borehole, backup generator, high-speed lifts, 24-hour security, and internet and DSTV connections. It also stated a deposit of two months’ rent. That deposit term applies to that advertisement; it should not be assumed to be universal across Kilimani.

A furnished one-bedroom is a different product. Vorsa Group listed a furnished one-bedroom at Meteor Garden on Chania Avenue at KSh 120,000 per month, or KSh 5,500 per day with a two-day minimum stay. The listing said the monthly rate included service charge, swimming-pool access, and gym access, while water, prepaid electricity, and Wi-Fi were additional. This is a useful example of why furnished and unfurnished apartments should be compared separately.

What does a two-bedroom apartment cost in Kilimani?

The August 2026 portal median for a two-bedroom apartment was KSh 100,000 per month, based on 204 listings. The reported listing range was KSh 30,000–KSh 290,000. The broad range reflects major differences in size, furnishing, location, building age, amenities, and whether the unit is a basic long-term apartment or a premium serviced residence.

Several current listing examples help put the median into context:

  • Kenya Property Centre listed a two-bedroom apartment near Yaya Centre at KSh 65,000 per month, with a balcony, gym, common-area backup generator, borehole or county water, two parking spaces, and CCTV.
  • BuyRentKenya showed a two-bedroom apartment at KSh 75,000 per month, with backup power, access control, parking, security, and proximity to malls.
  • A furnished two-bedroom apartment with a DSQ was listed on BuyRentKenya at KSh 260,000 per month. The listing described ensuite bedrooms, a fitted kitchen, balcony, pool, gym, steam room, sauna, garden, generator, parking, and 24-hour security.

These examples should be read as asking prices for specific units, not as a promise that every two-bedroom in Kilimani will fall within the same range.

What does a three-bedroom apartment cost in Kilimani?

The August 2026 portal median for a three-bedroom apartment was KSh 120,000 per month, based on 133 listings. The reported range was KSh 10,000–KSh 350,000. The low end should be treated cautiously because portal ranges can include atypical or incorrectly categorised entries.

Two current examples illustrate the spread:

  • Kenya Property Centre listed a three-bedroom unfurnished apartment at KSh 100,000 per month. It had a master ensuite, two additional bedrooms, a balcony, swimming pool, two parking spaces, and a compound of 33 units.
  • BuyRentKenya listed a three-bedroom apartment at KSh 95,000 per month with a master ensuite, balcony, fitted kitchen, pool, lifts, parking, backup generator, borehole, gym, CCTV, and service charge included.

Premium furnished three-bedroom apartments can sit far above this level. Kenya Property Centre listed one furnished three-bedroom apartment at KSh 260,000 per month, while BuyRentKenya displayed other furnished three-bedroom examples above KSh 275,000. These should be treated as a separate executive or serviced-apartment segment rather than combined with ordinary unfurnished family apartments.

Furnished versus unfurnished apartments

The most important comparison is not only the number of bedrooms. It is the package attached to the rent.

Do not assume that a furnished apartment includes Wi-Fi, electricity, cleaning, water, or service charge. Ask for a written schedule of inclusions before comparing two units.

Which parts of Kilimani should renters compare?

Kilimani is not a uniform rental market. A unit near Yaya Centre, Wood Avenue, Chania Avenue, Kindaruma Road, George Padmore Road, Dennis Pritt Road, or the Ngong Road side can offer a different daily experience even when the advertised rent looks similar.

Compare each building on:

  • Road access and commute: Check the route at the time you will travel, not only on a quiet weekend.
  • Water resilience: Ask whether the building has a borehole, storage tanks, or another backup arrangement.
  • Power continuity: Confirm whether the generator covers apartments, common areas, lifts, or only selected systems.
  • Parking: Confirm whether a bay is allocated, shared, charged separately, or unavailable.
  • Noise and density: Visit at more than one time of day where possible.
  • Building management: Ask how maintenance requests, security incidents, and shared facilities are handled.
  • Nearby services: Consider shopping, schools, healthcare, restaurants, public transport, and access to work.

Nairobi City County’s Built Environment and Urban Planning Sector lists county responsibilities that include valuation services, property management, urban development control, planning compliance, housing development, and estates management. Those responsibilities provide useful public context, but they do not replace a building-specific inspection or a review of the tenancy agreement.

Move-in costs to confirm before signing

The advertised monthly rent is only one part of the move-in budget. Confirm the following in writing:

  • Monthly rent and payment date
  • Security deposit and the conditions for its return
  • Service charge and what it covers
  • Parking fee or deposit
  • Water, electricity, internet, garbage, and cleaning charges
  • Agency or placement fee, if any
  • Lease duration and notice provisions
  • Inventory of furniture and appliances for furnished units
  • Existing defects and the process for reporting repairs
  • Meter readings and handover condition

There is no single deposit figure that should be assumed for every Kilimani apartment. One BuyRentKenya listing checked for this article stated a two-month deposit, while other advertisements may use different terms. The written agreement controls the commercial arrangement, subject to applicable Kenyan law; seek qualified legal advice for a dispute or unusual clause.

Before paying, verify the property, the person receiving funds, and the authority to let the unit. Kenya’s Estate Agents Registration Board states that only registered and licensed estate agents with a current practising annual certificate can conduct estate agency. If an agent is involved, ask for the firm or agent details and verify them through the Board’s directory where possible.

Apartment inspection checklist for Kilimani renters

Use this checklist during a viewing:

  • Test water pressure in the kitchen, bathrooms, and shower.
  • Ask how long backup water normally lasts.
  • Ask exactly what the generator powers.
  • Check the lift, stairs, access control, and fire exits.
  • Test mobile-network reception and ask about fibre providers.
  • Inspect windows, locks, balconies, plumbing, and visible dampness.

Who is Kilimani best suited to?

Kilimani can suit professionals, couples, families, relocating residents, and corporate tenants who value access to central Nairobi, shopping, restaurants, schools, healthcare, and apartment amenities. The neighborhood may be less suitable for a renter who prioritises a low-density compound, a quiet suburban setting, or the lowest possible monthly cost.

The right choice depends on the total living cost and daily route, not the advertised rent alone. A KSh 70,000 apartment that requires expensive transport, paid parking, unstable internet, or frequent temporary accommodation may cost more in practice than a KSh 85,000 apartment with a reliable location and better building services.
